Summer Hill Country House is situated between the popular and picturesque villages of Hawkshead and Coniston. The house, dating back to the 1700's, has been recently refurbished to a very high standard bringing together the traditional features of a large Lakeland residence with contemporary luxury guest accommodation. The house overlooks the tiny hamlet of Hawkshead Hill and the surrounding fells and is within easy walking distance of the renowned beauty spot of Tarn Hows. Summer Hill is an excellent base from which to tour the outstanding natural beauty of the Lake District with Ambleside, Grasmere and the market town of Kendal all within easy travelling distance.

Yet Again!
Having just returned from our eight stay at Summerhill we would like to share our thoughts on this fabulous venue.

The house is warm, welcoming and beautifully appointed with every need catered for by Patsy and Mike your hosts. As hosts, they could not be more friendly and helpful as well as thoughtful in the event of mishaps which often happen to walkers!

The breakfasts are delicious with a wide choice whether you need it or not. (Not a bit of grease on the fried choice).

After several visits the high standard remains and the location is peaceful and scenic within easy reach of places to eat.

We stay in many places and return again and again to Summerhill as our first choice.

Amazing Stay!
My wife and I had the opportunity to stay at the Summerhill Country House for two nights in the beginning of October. Mike and Patsy (the owners) couldn\'t have been more welcoming and accommodating. The room was very nice, the breakfast was amazing and the location was great. We did a great hike (recommended by Mike and Patsy) from the property and followed the public footpath to Hawkshead for dinner both nights.

Wonderful

Peaceful And Efficiently Run Bandb
We received a warm welcome and had a very pleasant stay at Summerhill Country House. Attention to detail was clearly evident , from the welcoming offer of cake to the chocolate truffles left on our bedroom tables. We stayed in the twin room disabled facility which had lift access from the ground floor. We are not disabled but left it rather late to book and this was the only available room. It was comfortable and the bathroom was spacious and very contemporary. Next time we will book well in advance so that we can stay in a double room.

Perfect Getaway For Couples!
The location is removed from the more active parts of the Lake District, which provided quiet mornings and evenings with serene views. The atmosphere, both in the facility and there about, was beautiful. Our hosts were welcoming - even at our late arrival time, were also pleasant and entertaining throughout our stay. Gracey, their little jack russell, was also a joy and entertained us by playing chase. The room was not spacious, but the bath was, and they provided everything we needed to enjoy our stay. The lounge was quiet, relaxing, and we enjoyed the warmth of the fire. Breakfast was full and very well-prepared. One would be hard-pressed to find a more delightful BnB experience. Easy access to major Lake District walks and other outdoor activities. We highly recommend you visit!

Just enjoyed a relaxing stay at Summer hill Country House. Came here for a birthday treat for my mum. Such a lovely place to stay set in the heart of the countryside. We were warmly greeted by our hosts Mike and Patsy who provided us with superb hospitality throughout our stay. Fabulous tea and cakes on arrival, not forgetting the truffles left in our room each day. Also great breakfasts which set us up for the day ahead. Wonderful Hosts
Patsy and Mike were wonderful hosts and their little dog Gracie was so cute. We had a lovely room overlooking the beautiful garden. Patsy\'s delicious homemade chocolates were left by the bedside everyday, we bought a box to take home as a gift for a friend but ate them ourselves after deciding they were far too good to give away. Situated at the top of Hawkshead Hill, this gem of a Bed/Breakfast offers peace and tranquility but yet is so close to the heart of the charming village of Hawkshead. Real Countryside, Real Care
Summerhill is just a delightful place to stay if you enjoy walking and exploring the Lakes. Walk to Tarn Hows, to Hawkshead. Drive through country lanes to all the mountain walks and small towns with Mike and Patsy\'s expert guidance. Room was very comfortable with great shower and the breakfast was a very pleasant experience. I had two excellent dinners in Hawkshead five minutes drive away (the hotel is quite isolated and tranquil). The greatest pleasure, however, came from having as hosts two such enthusiasts for the Lake District who were so willing to pass on their knowledge of the mountains, photographic opportunities and local attractions.

If you are looking for a tranquil B&B as a base while you are exploring the Lake District, Summerhill is the perfect place. The beauty of nature is at your door, with sheep in one direction, cows in the other, birds singing everywhere and the most beautiful green fields nearby. I first came to Summerhill three years ago with a friend, and returned earlier this month. Mike and Patsy have maintained the high standard to which they keep their home. The rooms are comfortable and clean, breakfast is generous and served in a delightful room, and Mike and Patsy are very generous with their time and traveling advice. I cannot wait to come back.

Hard To Beat.perfect In Every Way
We have just spent two nights staying at Summer Hill whilst attending a wedding in Hawkshead. From the moment we arrived to leaving we had a really nice, pleasant and lovely stay. Location is excellent, very peaceful and our room was really comfortable and well appointed. Mike and Patsy couldn\'t have been better hosts making us feel very welcome. I would be very surprised if you could find a better place to stay in the Lakes. I have no reservations in thoroughly recommending staying here. It absolutely deserves its high rating. Lovely stay with a warm welcome. Breakfast made to order and excellent eggs. Lovely Stay.
My parents and I had a lovely stay at Summer Hill. Mike and Patsy are perfect hosts. The bedrooms and bright and modern, very comfortable beds, and nice touches such as in house toiletries, fresh milk on the hospitality shelf, and a daily home made chocolate waiting for you, after your day out.

The breakfast is plentiful, with a good selection. Patsy makes daily fresh fruit salad, and Mike makes the bread.

On this visit we were sightseeing rather than walking, but they both have good local knowledge of places to see, and Mike has laminated maps of walks.

There is a comfortable guests lounge with two leather sofas and a gas mock effect wood burning stove which will be so cosy on a cold evening. Outside is a summer house and plenty of chairs and tables, throughout the garden should you wish to spend time relaxing outside.

We enjoyed our stay immensely and would definitely return.

Having said that, we found that the mattresses were too firm for our liking which didn\'t help us sleep too well. Little Gem..
We stayed 3 nights in May and it couldn\'t of been any nicer. When we arrived, we were welcomed by Patsie and Mike who offered us a drink. We were then shown our room (room 4) which was lovely and clean, it had all the facilities we needed and more..the homemade truffles and biscuits each day were so nice. The breakfasts were first class. Summerhill stands on its own in beautiful countryside. It is so quiet, except for the lambs bleating which was lovely. Our intention was to cycle some of the hills in the area (Wrynose Pass and a loop around Coniston Water) which did not disappoint. When we came back from our ride, we were met by Patsie who offered us the best flatjack. Nothing was too much trouble for our hosts Patsie and Mike, they made our short break just perfect.

Outstanding Accommodation
We have been traveling to Britain from the US nearly every year since 1995 and have stayed in at least 80 B&B\'s during that time. They do not get any better than the Summerhill Country House managed so graciously by Mike and Patsy. Accommodations, breakfasts and a friendly, warm atmosphere are unsurpassed. We bought one of Patsy\'s wonderful paintings, which now hangs in our entry. It is a daily reminder of the enjoyable five days we spent walking and photographing the countryside from our comfortable Lake District accommodation.

Winter Warmer Weekend
As always we had an excellent weekend at Summerhill, being looked after by superb hosts in Mike & Patsy. Stunning view from the bedroom across the Lakes.

Beautifully clean everywhere with lovely little touches to detail throughout. Brilliant having fresh milk in the bedroom (and homemade chocolate)

Slept really well, as we could adjust the temperature of the radiators easily. Lovely hot shower too.

Lovely Place - Enhancing Your Lakeside Experience
Very friendly owners making your trip to Lakeside even more pleasant. Providing lots of information about walks/hikes in the area. Great breakfast and lovely rooms.



While strolling around in Ambleside and Windermere we were also very happy staying at Hawkshead (Hill). Its less crowded and will give you a way better experience.

Food/drinking tips in the area: Queens Head, Drunking Duck (book in advance for the latter one).

Our stay at Summerhill Country House was a treat for my mother. Room 1 was just perfect for her, complete with wet room and grip handles, it provided home from home comforts. Room 4 for us. The accommodation was spotless and furnished to a high standard. Attention to detail, fresh milk for your room! homemade truffles and biscuits, top-rated breakfast. Great Place And Location
Just returned from 4 days at Summerhill, we had a lovely break. The accommodation is first class and the hospitality from Patsy and Mike was brilliant. We had room 4 the superior room, it was lovely having the seating area in the bay window looking out over the landscape. We walked from Summerhill each day and only used the car once to go out for a meal in the evening. The walks recommended by Patsy and Mike were excellent with fantastic views and laminated maps to help with the routes.

Patsy and Mike were very welcoming and friendly, humorous and helpful hosts. The location is quiet and good for the Langdales, Coniston and Windermere areas. We had a lovely room (Room 4) with a large bay window giving extensive views over the garden and surrounding countryside. We enjoyed excellent breakfasts served with a large helping of Mike’s humour. Hawkshead village is a mile or so walk from Summer Hill (mostly on a footpath across fields or slightly longer by road) and has a number of pubs/eating places. It was a perfect base for our short walking break – we would strongly recommend.

First Class B & B With Excellent Disabled Facilities
What a friendly welcome, lovely homemade cake and tea on arrival. Patsy even suggested where we could get an evening meal on a busy Saturday night and then booked the table for us. There was plenty of choice for breakfast and the cooking was top notch. My wife needs assistance to walk and uses a wheelchair extensively, so we had booked the adapted room. Much thought had been given to this.There is a wheelchair lift from the ground floor into the bedroom. The wet room was spacious with plenty of handrails and the shower area has been designed so that the water does not flood the rest of the room. This all suited my wife it was like home from home. As disabled guests all have different needs I would advise you discuss your requirements with Patsy and Mike before booking. They know the local area well and were very willing to suggest suitable places to visit, nothing was too much trouble for them.

Although well travelled we rarely post reviews as time does not always permit. Mike & Patsy however thoroughly deserve a little time in return for the enormous amount of passion & commitment they put into looking after their guests at Summerhill. From the moment we arrived (a warm welcome at the door by Mike followed by tea & delicious home made cake in the lounge with Patsy) to our departure 2 days later we were treated to levels of service that would put some so-called 5 star hotels to shame. Short Break To Summerhill Country House
we only had a short break at this hotel but it was well worth the visit. We were made very welcome by Patsy and Mike with tea and cake on our arrival. The accommodation was very good, very clean and comfortable with views over the countryside. Fabulous B&b In Ideal Quiet Location
Just having a quiet 2 day break away, this lovely B&B is in an ideal location. Lovely and quiet surroundings but a short drive away to shops, restaurants and places of interest. We were greated by Patsy & Mike the host\'s along with a pot of tea and home made cakes. We stayed in the deluxe room which has stunning views. When shown to the room, there are home made truffles to be tried and just the tiny welcome note makes your stay all the more special. They are both more than happy to share their knowledge on the area and give you direction if needed. Mike has a great sense of humour and the breakfast in the morning is absolutely lovely. I would definately recommend a stay here, and we will no doubt be staying here again on our next visit to the lakes. Thanks for a great weekend Patsy & Mike!

Just What We Needed.
Following an accident I required use of an accessible room which Summerhill were able to offer having a through floor lift and walk in wet room type shower. We enjoyed the lovely views, tasty breakfast and Mike\'s sense of humour! Just a bit remote for us being non walkers!

Warm, Friendly Welcome
The warm and friendly welcome was the first indication I had chosen a good place to stay for a couple of days. My room was well appointed with all facilities in beautiful condition.It had a comfortable bed affording a good night\'s sleep and the position overlooking surrounding countryside could not have been better. The food and breakfast service were first class and the availability of fresh milk for drinks in the bedroom was a real bonus. I rate the overall experience very highly.

A Lakeland Gem
We have just returned home after spending 3 nights at Summerhill Country House a truly wonderful relaxing expierence made possible by the delightful owners Mike & Patsy, NOTHING is to much trouble, this was apparent as we were greeted with Tea & Coffee and Patsy\'s Home Made Baking. The place is spotless, comfort to the highest order, with excellent little touches like Homemade Chocolates and Homemade Biscuits in our room. We have already booked to return later this year. The only complaint we could find was that it should be 5 star rating not 4.

Relaxing Break
Summerhill Country House is just that, a lovely property with very welcoming hosts Patsy & Mike. We really enjoyed our stay and would not hesitate in staying there again.

The rooms are very clean and well provided for and the breakfasts are first class.

I would recommend this accommodation to anyone wanting a relaxing break out of the towns and villages.

1.8 Miles from Hawkshead was an ideal 5 mins in car to a choice of 4 pubs in the village.

Only Place To Stay In Lake District
From the moment you are greeted at the door by Patsy and Mike you feel like you are home. Excellent team work from Mike and pasty who made us feel very welcome from the second we arrived. The room we stayed in was compact and the bathroom small but had everything you need.it was cleaned daily with a different homemade chocolate everyday 😋😋. Lots of advice about things to do in the area from both hosts. Summerhill was a bit of the beaton track but well worth the drive and very peaceful. Highly recommended.

We recently stayed for 3 nights at the SummerHill Country House. The hosts Sandra and Mike are wonderful and extremely hospitable. We reached quite late in the evening but were very warmly welcomed. All arrangements for our stay had a very personal touch, starting from the scrumptious handmade chocolate in the room to the delicious breakfast with jams, sauces etc sourced locally! Sandra's invaluable tips helped us to plan our sightseeing itinerary and maximise our time. Our family would love to go back!

Pure Bliss
What a thrill it was to stay at the Summer Hill Country House in the Lakes District for three blissful nights.



Nowhere else we have stayed during our four-week holiday through the UK from Australia were we so warmly welcomed by the hosts. Upon arrival we were led into their lounge room where we were comfortably seated and treated to homemade cakes and tea and coffee and enjoyed a lovely introductory chat.



Mike and Patsy made us feel right at home from the very first minute and their ongoing hospitality and generosity were a sheer delight.



The setting is idyllic, the location so convenient to many of the jewels within the Lakes District, and the peace and tranquillity of their surroundings are simply divine. There is ample parking and you can enjoy scenic walks or drives in every direction from the front door.



Add to the mix our daily treat of Patsy’s delicious homemade chocolates and truffles, her superb breakfasts and the striking cleanliness of the rooms and facilities; you just never want to leave.



Mike is a fountain of local knowledge and he was very helpful in suggesting daily travelling itineraries. His humour-peppered conversation often had us in stitches.



We could not want for more. Imagine our surprise then, when arriving back from our second day’s sightseeing, we discover that Patsy had put all our dirty clothes through the wash.



At most B&B’s it’s great just to have a good bed, clean facilities and a decent breakfast. Occasionally, you not only get all that, but you get to be welcomed “home” as a part of the family. Patsy and Mike at Summer Hill Country House do just that.



The worst part of our stay was having to say “Good bye”.

Gracious Hosts
Patsy and Mike are the kindest hosts. Nothing is too much trouble. From the moment you arrive you receive homemade cake and a chat. Both are very artistic and patsy s artwork is available to buy a d dotted around the house. Mike is also a writer, they are both great fun and very knowledgable about the area. Due to this fact we managed to see some fabulous places and eat in some lovely restaurants and cafes. Well worth a stay

'home From Home'
My friend and I recently stayed at Summer Hill for two nights to attend a friends wedding close by.

We thoroughly enjoyed our stay here, Patsy couldn't have been more accommodating..and the attention to detail is second to none. Including helping yourself to a little flask of fresh milk to keep in your room, choice of homemade cakes and hot drink on arrival, homemade chocolates & biscuits placed next to your bedside replenished each day..just additional touches that I've never witnessed before. Patsy and Mike seriously have thought of everything!!

In addition to this the amount of information and advice they offer is amazing..they're a fountain of knowledge!

I highly recommend and if I ever find myself back in the Lakes I would certainly stay here again without any hesitation!

Pleasant & Relaxing Stay
We stayed 2 nights in room 5 and had a very comfortable relaxing time. We found the hosts friendly and accommodating providing excellent advice for eating out and local walks. The room has a super king bed with LCD Tv, apple computer, free wifi and en suite facilities. We were unable to get wifi actually in the room but this in no way upset our stay. The ensuite is compact and bijou so we used the spar bathroom just down the hall which was very spacious. The home made chocolate truffles in the room each day were a very nice touch!!

Had a truly lovely time. Hotel was perfect for our needs, very homely, friendly hosts, warm, clean and fresh. Nice extra touches with tea and home made cakes on arrival and home made chocolate and biscuits in the bedroom. Portable laptop in bedroom very handy. Breakfast was mouth-wateringly good, I'm getting hungry with the memory whilst writing this! The Lake District was awesome. We are novice walkers so found a group online and joined in. Very interesting knowledge of the fells, but be warned, Windermere is not a lake, but a mere! I think my husband offended the guide by calling it a lake! Haha.
